The Business Need
An empty bank premises sparked a major £1million construction project by Porchester Business Centre to gain additional space to offer a wide selection of affordable serviced offices including managed office suites, meeting rooms and virtual offices all with 24/7 access, full security and hi-tech facilities.
The Construction Brief
The brief for this major refurbishment project was to join the existing office building with an old bank with particular design emphasis on seamlessly integrating the new building with the existing offices. This gave the opportunity to give the building a facelift and create a new façade to the overall building. This included forming a feature turret design to the roof, creating an impressive landmark entrance to an otherwise tired looking 1970’s shopping centre which is due for investment and redevelopment in the near future.
The construction project, which took 11 months to complete, involved:
- removing the roof from the main bank area
- building an additional floor of letable space on top of this bank area
- constructing two additional floors on top of the existing bank saferoom.
- joining the new construction by a steelframe clad front with 3 story high glazed curtain walling
A particular challenge of the project was in keeping the existing building operational with minimum disruption to existing businesses working there. Among other things this required building a temporary entrance
As Principal Contractors, Total Design Group managed, programmed and co-ordinated all Construction, Cat A and Cat B aspects of both the building extension project and the construction of the internal office spaces, from taking the client’s initial brief to final fit-out and installation. Total Design was also responsible for ensuring all work on the project was carried out in accordance with Health and Safety standards.
All LED lighting, data and electrical elements, were supplied and installed by TDS Electrical, meeting the highest regulatory standards, including BREEAM and 17th Edition NIEEIC.
A flexible highly efficient work space
The project was completed in December 2018, providing a bright and modern working space, with ergonomic considerations such as the glazed corridors which give an open plan feel, with the privacy and noise reduction of a more conventional layout.
The new space has created an additional 21 affordable, flexible office spaces in addition to the 22 offices that were already available within the original building. The refurbishment also includes a modern reception area; new kitchen and toilet facilities, new hi-tech facilities and virtual office facilities and 24/7 secure access.
The building has also been designed to allow for future usability with functions such as key fob access which makes the building adaptable to use for any size of business.
